Five new neighborhoods are reshaping Southwest Florida living forever

Founded in 1984, Ohio-based CIG Communities was in the initial stage of site work last week on Saltgrass Reserve, a 208‑unit multifamily community planned on about 20 acres along Vanderbilt Beach Road in Naples, just east of the I-75 overpass. The first phase of work includes demolition of two existing homes on the site and construction of new deceleration and acceleration lanes to improve traffic access.

Similar in name to the Coconut Point corridor's Saltleaf condo project that In the Know wrote about last week, there is no connection between the two endeavors.

The development will include a mix of market‑rate and workforce housing, with about 34% of the units reserved for households earning between 80 and 120% of the area median income.

Floor plans will include studio, one‑, two‑ and three‑bedroom units ranging from 500 to 1,500 square feet, with about 30% of apartments offering direct access to private garages. Planned amenities include pickleball courts, a golf simulator, a movie lounge, and a poolside veranda with an outdoor kitchen.

Total construction is expected to take 21 months, and leasing is anticipated to begin in September 2027. Saltgrass Reserve is the second multifamily compound for CIG in the Naples market, following Immokalee Road's Aspire Naples, which opened in the summer just west of I-75 and is approaching 50% occupancy. Rents late last week started at about $2,100 monthly.

“We’re encouraged by the level of local interest,” said David Bastos, president of CIG Communities. “For decades, access to attainable housing has been a persistent challenge in Collier County, particularly for members of the workforce that directly support our area’s economy."
